Go with someplace serious like Empire Flippers or Acquire.com. Most of flippa is trash.

Flippa. I sold a site there In 2020 and 2 sites last month March 2023. It’s easier than the other platforms in my opinion.
But I’ll be honest they were only making 1k-1.8k a month. They sold fast, but I may be tempted to try the other sites that sell more profitable sites better.
There is a lot of trash on Flippa that’s true, so when you set up a good, transparent page with GA access etc, it normally gets quite a good attraction.

IF you’re not able to get 40x, the way I do this with my assets is get a loan from the bank against the revenue from the website. banks (in my country) will give you about 45x monthly net profit.
You get your money, you keep your site to pay off the loan. It’s the easiest way w/o having to hunt for buyers.
Flippa is worth it as well. A lot of low ballers, but there are investors there as well with a lot of money who have no problem paying a premium for a legit asset. They are called sleepers. Not much history of transactions but they have the cash and don’t talk much.
