Marketing for an office rental building. What types of ads should I be focusing on? What works for this specific niche?

I am helping the marketing efforts here at an office building with many private offices located inside. There are 6 new available offices we want to fill.

Google ads are currently being ran with key words directed towards leasing of an office space (office space, commercial office space, office for lease, etc). The website looks great. There are quality pictures and reviews on google.

Don’t know what we’re doing wrong. We’ve gotten some leads through google ads but based on the amount of traffic compared to leads forms. It doesn’t make sense.

Any thoughts or ideas? Maybe some of you work in this specific field. If this question is suited for a better forum, my apologies. List that forum and I will go there.

Front end vs. back end. If your pricing, terms, location, etc., etc., is not in demand, that will affect occupancy, regardless of brand awareness/reach. No matter how effective the ad (CTR), the website has to convert traffic to leads, and the sales staff has to convert leads to sales.

Don’t do Google ads. Do Facebook ads. I own a building with 6 offices and rented them all in a month using fb ads. Just create a video and upload it. Target 35+ and leave your phone number. No need to get leads or anything fancy.
